The decision this tool supports
Multiplying usable area by a quoted unit price can miss common-area or waste allowances when the commercial price uses a different area denominator. This page keeps the decision bounded to total modeled budget and the supporting outputs shown beside it. Price per Square Foot does not import an account, infer a market rate, or silently substitute an industry average.

The Price per Square Foot calculation uses Price per square foot, Usable area, Chargeable-area load factor, Budget contingency. Keep all money values in one currency and all time, distance, mass, energy or volume entries in the unit printed beside the field. Mixing Price per Square Foot scopes can produce a plausible number with the wrong meaning.

Formula and worked check
Chargeable area = usable area × (1 + load factor); base cost = chargeable area × unit price; contingency applies to base cost. $32 per ft² on 1,800 usable ft² with a 15% load factor and 8% contingency produces 2,070 chargeable ft² and a $71,539.20 budget. The Price per Square Foot default is an executable known-answer case, not a benchmark or recommendation. Change one input and verify that the direction of total modeled budget still matches the stated relationship.
How to interpret the result
Confirm what area the quote actually prices; set load factor to zero when the supplied square footage is already the chargeable basis. The additional Price per Square Foot outputs expose the denominator, comparison, capacity or reverse value needed to audit the primary result instead of presenting one unexplained number.
